Our quotes are based on typical garage conversions that we encounter, but every one is actually a little different in some way. We can provide a guide price to costs, but can only confirm a fixed price cost after we have measured up your site and discussed what you need to happen to it.

Why do we need to measure up? Because whilst the majority of conversions become TV rooms, playrooms, dining rooms or home office space and most integral single garages are pretty similar in size and layout, no two conversions are exactly the same.

Differences in price between similar garages occur when you need different lighting specifications, hardwood windows etc. Conversion to a room that’s to be fitted out as a kitchen or utility for example, needs a lot more work doing to get the plumbing and drainage in, and that alters the cost.

We also need to check that gas or electric meters are not going to need moving and that we can actually give you excatly what you want.

No matter what you intend it to be, You’ll get a written fixed price quote for the work. This means there are no ‘hidden’ extra charges to be paid when it’s completed. This is the most common way some companies bump up the final cost having won the work on a low initial quote.

These garages are built into the actual house.

Usually there is a room behind them such as a kitchen and they always have a room above them, just like in the picture you see above.

These are generally the easiest of all types of garage to convert.

These garages are usually built onto the side of the house and often have no room behind them or above them. Occasionally there is a single storey kitchen or utility at the rear which in many cases was built as an extension at some point in the past. Many have the roof timbers or trusses exposed within the garage and are uninsulated.

Single garage with flat roof

These garages are usually built onto the side of the house and often have no room behind or above them. Occasionally there is a single storey kitchen / utility at the rear, often built as an extension at some point in the past.
Garages with flat roofs can still be converted but can pose some additional construction problems to get them to comply with building regulations.

These garages are usually built away from the house or occasionally attached to the side, sometimes with a room above one half of the garage.

Most conversions to these garages are done where the garage is attached to the house to make access easy from the main house.
